On the way into town just before you get to Low Hill you come to a bit which is just that little bit grottier than the rest of West Derby Road. It shouldn't be it has The Liverpool Olympia and what was the Grafton plus the historic Brougham Terrace and West Derby Union office, now a council building. The population in the area has been decimated in the last 50 years.

Even the Olympia and Grafton look in good condition. The church is long gone and is now only a carpark while the north side of the road is just car parks and a couple of run-down buildings standing alone, with Mee's demolition boards outside.
It is in all, not a pretty site, the car park on the north side seems to be reserved perhaps for the council staff the one in between West Derby Road and Boaler Street I have no idea. Then there is the unused land which isn't nice lawns or trees it is a mess, some of it partly cleared. All of the buildings bar one pub are boarded up and look like they will fall down unless Mee's get to them quickly.
What would be good is a Multi Storey Car park, where the church used to be and a long set of buildings on the north side similar to what is happening just around the corner on Low Hill.
Though Mee's are there I can find no planning permission applications or proposals for the area. This little spot is one of the disconnects between town and Everton it needs some buildings in it, just about any will do, housing would be the best.
It is not a prestigious site but it is important from the point of view of connectivity. A multi-storey car park would signal the beginning of the city centre the housing would mean that on a Bank Holiday Monday Grants Gardens was not empty. It needs people it needs biggish buildings, not semi detached, the land is there why not use it? Better to build here than on the green belt. Keep the LED adverts on the end of the buildings make it would look a lot better on a Saturday night and help fill the Grafton.
