The Oldham Place irregular hexagon.

This little area of Liverpool is home to some of the newest building sites in Liverpool and also the subject of a new batch of planning permission applications. In the past this was a complex area, see a historic map at the National Library of Scotland. Checking the area out I have a distinct feeling I was under suspicion of being one of the nasty developers.

Tara House

Tara House is the area in red, this is already well under way with several floors already complete, covers the area of an old garage and the Employment Exchange.

Renshaw Hall

There are plans in for Renshaw Hall, the area outlined in blue above, planning permission has been sort but not yet given, to demolish the building and replace with a multi-story student block.

 In 1987 the hall was the site artwork Coracle Allotment 1

88-99 Renshaw

The ex Kwik Fit place 89-99 Renshaw is also going into the area outlined in yellow, planning permission has been sought but not yet given.

The new place  

Actually, it is not that new, planning permission was granted earlier in the year, for a change of spec. This development is by Kenworth investments limited, which seems to be a company related to Sean Peter O'Driscoll and Bhavna Patel  who seem to be connected to a lot of companies, including the intriguing Granby Street Realty Limited.

Electric Sub Station

The fine set of electrical transformers is outlined in black. I think this is safe but it does effectively control a large area.

Zap Graffiti Art

A yard occupied by Zap Graffiti Art leased from Scottish power, apparently for 18 years, hopefully, that is 18 years left. They have the area outlined in green.

14-26 Plot off Benson Street

Demolition of the previous buildings & planning permission was approved in 2007 and renewed 2010 for a building of a 5 storey building, with 30 flats and 4 shops. at 14-26 Benson street for the Liverpool R.X.Co.Limited but nothing has become of that, the planning permission will have expired 2013.
One of the directors is John Walsby-Tickle who, in 2003, was convicted of six offences of obtaining property through deception from 1996-7, via his chain of opticians. Previous planning applications dating back to the 70s are connected with the work of opticians.

The Future

The plot on Benson street has obviously been of some interest and hopefully continues to be. The area that Zap inhabit would be a natural for development but I think it needs to be kept or at least very sympathetically developed as a little nook in the centre of town.
No doubt it will come under pressure but that pressure will be easier to resist if it has a vibrant and popular use. How the city protects these little historic alleys and works yards is as important as how it protects buildings.
Roscoe street at the eastern boundary is a bit of a mess but an occupied mess which hopefully will reap some of the benefits of the development so close by.
