Rapid change on Renshaw.

An Application has been lodged with the council to redevelop part of the old Rapid building on Renshaw street. See here.The bit that will be changed is in the picture below. Little detail is given.


The company putting in the request was only created in November of 2015, it has no history to check up on.

A bit of searching leads from Manchester to Fanny YAU in Hong Kong on Linkedin and so to YPG - Yu Property Group Columbus Quay, United 1F, 2nd Floor, Liverpool United Kingdom L3 4BL.

Not that much to go on but they do seem to have a history of developments that have been completed.
Now just to persuade them to keep the facade.

A full set of drawing is now available, see here, and a story by the Echo here. I have rendered a few of the PDFs bellow, some attempt had been made to preserve the look but not enough, the main block of the building is set back from the current line, with only 2 stories going to the boundary.
If I was cynical I would say that this had been done so that the facade could be preserved with minimum changes to the plan, if they are forced to do so, which I think they should be. Perhaps this is a gambit.
Everything behind the facade is not of any real value it had been chopped and changed too much, the value is the continuity of the street, including the symmetry provided by the tower.







Sneaky update 26/02/2017

I just checked back to see the status and now it reads

"To demolish part of existing building retaining facade of existing building and erect eleven storey building, creating 160 units of mixed residential (as units in Class C3 use) studios and aparthotel units and commercial space and other associated uses at basement and ground floor levels, including cycle store, plant room, offices, reception, store room, laundry room, gym and lobby. **Revised plans, revised Heritage Statement and revised Design and Access statement received**"

It also claims the data of submission was "08-12-2016" which is a bit weird as I wrote this blog in August and the Echo did a piece as did Liverpool Confidential, but somehow all our link point to a submission which had not happened.

It is quite clear from the new text and new pictures that the facade is going to be kept but the destruction of the application history is worrying. You cannot tell from the council's records that there was an earlier submission and a change forced on the developers.
